1 . Pre-Approval: Before we can take you home shopping, you will need a pre-approval in hand. You can call your mortgage broker, bank, or current lender to find out if you are an eligible home-buying candidate. They will tell you how much house you can afford based on your debt to income ratio. If you have a home to sell first, you can still obtain a pre-approval with a home sale contingency. Your lender or mortgage broker will remain a part of your home buying journey straight through to close day.

2. Exclusive Buyer Agency Agreement Contract: Once you've decided to work with a buyer's agent to receive proper representation, we will walk you through our buyer agreement. This contract essentially ensures loyalties between buyer and agent and defines our commitment to you as agents.

3. Search criteria—Creating a defined home search criteria will provide clarity and set expectations throughout your home search. Consider price, location, amenities, features, bedrooms, bathrooms, acreage, and so on. These criteria will keep you focused on the homes that meet your needs.
